Why HMOs break ordinary landlord software
Six tenancies in one address
Most software assumes one property, one tenant, one rent. A room is the lettable thing in an HMO, so rent, occupancy and arrears are tracked per room and still roll up to the building.
Licensing on top of everything else
HMO and selective licences sit alongside gas, EICR, EPC, legionella and fire risk, all with their own renewal dates, and all chased before they lapse rather than after.
Voids you find out about at month end
An empty room is lost income every night it stays empty. Occupancy is per room and visible on the dashboard, so a void is obvious the week it starts.
What you get

Property Management
A building holds its rooms, so occupancy, arrears and costs roll up properly instead of being counted twice or missed entirely.

Compliance Management
HMO and selective licensing tracked with gas, EICR, EPC, legionella, PAT and fire risk, per property, with the expiry chased in advance.

Rent Collection & Accounting
Rent matched per room from the bank feed, so you can see which room is behind rather than only that the house is.

Maintenance Tracking
Shared areas and individual rooms both raise jobs, with contractors, quotes and history attached where the next person will look.
Licensing and the rest of the UK rules
The certificates that get you fined
Gas safety, EICR, EPC, legionella, PAT, fire risk and selective licensing are tracked per property, with the expiry chased before it becomes a problem rather than after.
Renters’ Rights Act ready
Section 21 was retired in the product on the day it was abolished. Tenancies are handled as assured periodic, and possession work is built around Section 8 grounds instead.
All three deposit schemes
Deposits are tracked against DPS, TDS or myDeposits, with prescribed information and the protection deadline recorded where you can find them again.
Expenses mapped to your tax return
Every cost is filed against the HMRC category and the SA105 box it belongs in, so the year end export is already in the shape your accountant needs rather than a pile of receipts.
This is software, not advice. It keeps the records and the deadlines in order; for anything turning on your particular circumstances, speak to your accountant or a solicitor.
The No-Surprise Price Promise
Legacy property software hooks you with a low headline rate, then bills you again the moment you need multi-company support, proper reporting or a second set of hands. We don't work that way. Every plan and price is published on this page, your rate stays put while your subscription is active, and any future increase is capped at UK inflation.
Pricing in public
Every plan and every price is on our website. You never have to sit through a sales call just to find out what we cost.
No lock-in contract
Billing is rolling monthly. Cancel from the billing portal in your account whenever you like, no notice period, no exit fee.
Increases capped at inflation
While your subscription stays active we will never raise your rate by more than UK inflation, and never to unlock something your plan already included.
Migration is on us
We import your properties, tenancies, tenant details and rent history during onboarding. No migration fee, no blank screen on day one.
Applies to standard self-serve plans for as long as your subscription remains active. Enterprise and custom packages are governed by their own written agreement.
