What needs sorting before you register?

Registration for the new private rented sector database is coming, and the paperwork it will ask about is paperwork you already need. Answer six questions and get a personalised list of what to deal with first.

Registration opens on 15 December 2026, rolling out region by region across England, starting in the West Midlands. That is 88 days away. What you will have to supply has not been published yet, so this covers the obligations you already have.

Where are your properties?
Does every property with gas appliances have a current gas safety record?
Does every property have a current electrical installation condition report?
Does every property have a valid energy performance certificate?
Is every deposit protected in a government approved scheme, with the prescribed information given to the tenant?
Have you checked whether any property needs a licence from the council?
Have you carried out and kept a right to rent check for every tenant?
